West End scores hat-trick of office lettings

Three occupiers have signed significantly sized lettings in London’s West End this week
Power group EDF Energy has taken 37,721 sq ft at Land Securities’ Cardinal Place in Victoria. It is one of the biggest occupational transactions this year in the area.
EDF has taken an assignment of the fifth floor from advertising and marketing company IPG. The passing rent is £55/sq ft with a reverse premium of less than a year’s rent.
The lease expires in 2021 and there is a break in 2016. Cushman & Wakefield disposed of the space; BNP Paribas Real Estate acted for the tenant.
Visual effects media company Double Negative has signed for 22,000 sq ft in Great Portland Estate’s Wells & More scheme on Mortimer Street at less than £40/sq ft. Jones Lang LaSalle and DTZ are the letting agents at Wells & More; Cooper Collins acted for the tenant.
Grassroots sports organisation the Football Foundation has taken 9,000 sq ft at Whittington House on Alfred Place on a 10-year lease at £42.50/sq ft.
CFK advised landlord Pramerica; Richard Webster advised the tenant.

Veteran West End agent Michael Fraser will go to any lengths to publicise his buildings – something I’m all in favour of
This time he thinks he’s Queen guitarist Brian May, although his short hair lets him down. Playing the rock guitar god with his colleague, Ian Kitchener, outside the Dominion theatre in London, where Queen musical We Will Rock You plays, Fraser is publicising two 9,000 sq ft floors at Whittington House, just a stone’s throw away in Tottenham Court Road.
After that, he rushed off to find some fat-bottomed girls.

"Here appears to be proof that West End veteran Michael Fraser's departure from Conway Relf after 33 years has not left him out of pocket.
Parking outside his first big letting instruction the other day, Credit Suisse's 1 Chesterfield Street office space, Fraser was spotted with a new £217,000 Rolls Royce.
Fraser's new firm, CFK, which he set up with Conway Relf colleagues Ian Kitchener and Judy Oliver, is based in Regent Street.
So to go the 500 yards to Chesterfield Street he definitely needed to get the Rolls out."

We have just been instructed by the owners of 14/15 Grosvenor Crescent, a fund managed by Rowan Asset Management, to advise on rent review negotiations on 3 floors totalling approx. 10,500 sq ft.
“Rents have risen significantly over recent years in this exclusive part of the West End, where demand far exceeds supply from companies seeking efficient modern air conditioned office space” - according to CFK’s rent review specialist, Judy Oliver MRICS.
